At h design, we believe that residential architecture is a sector that ought to be influenced by the formally trained Architect.  An Architect has put in the countless hours in education, mentorship, and on-the-job experience to fulfill the rigorous licensing requirements to hold the title as Architect.  The design services rendered by a well-trained Architect should reflect that expertise.  As a result of a formal architecture study, Architect-designed homes also can ensure that the design is in keeping with design philosophies for each architectural style, rather than an eclectic compilation of multiple design elements that ultimately does not identify with any style.   

Thoughtfully designed spaces and efficient structures ought to be a part of every home.  As Architects, we know that a Permit Set of drawings is insufficient for communicating design intent to a contractor; but we also are cognizant of the expense of a Full Set of architectural construction drawings.  To make our design services attainable to the average homeowner’s budget, we primarily offer a hybrid between the two: a custom Builder Set of drawings, which includes documents necessary for permit as well as additional drawings to further illustrate design intent.  The precise scope is listed below with the corresponding service fee.

To limit the service fees, we have removed finish and fixture selection from the Builder Set scope and anticipate that the homeowner will work together with the builder to determine those items.  However, sometimes our clients want our help with selecting finishes and fixtures, and we are happy to spend time doing so at an hourly rate.

We are also able to produce a Full Set of architectural drawings with construction details in the event a homeowner would like to invest in that level of service.  See below for scope and associated fee.
